There’s a difference between a buyer who has seen Lancaster on a map and one who has a key to a house here.
I have the key. I’m Ben Lovro, a South Carolina investor out of Lexington, and I completed a renovation in Lancaster County that I still hold as a rental. I’ve dealt with the trades, the drive up, the tenant calls and the repairs that show up on a Sunday. So when you search for cash buyers in Lancaster SC and reach me, you get someone who knows what owning here actually involves.
That doesn’t mean I’ll buy your property. It means you’ll get a straight read on it.
Two Lancasters, two kinds of sellers
Lancaster County moves at two speeds, and the people who call me usually come from one or the other.
In and around the city of Lancaster, the county seat on US-521, I hear from longtime owners and heirs. An older house that’s been in the family for decades. A rental the owner has run for years and is done running. A home that needs more work than a typical buyer will take on.
Up toward Indian Land, where Charlotte growth is pressing in, the calls sound different. An owner who’d rather skip showings. An investor who bought a while back and wants to move on. A property that needs repairs before it can compete with new construction nearby.
Both are fine. They just need different conversations, and I don’t price one with the other’s comps.
Who should send me a Lancaster property
I buy as a principal, so I need to talk with people who can sell or who represent someone who can:
- Owners and estates. You’re on the deed, or you’re the personal representative.
- Licensed agents. Send me the listing that keeps falling apart: tenant-occupied, as-is, inspection trouble, estate cleanout.
- Investors who own it. Tired landlords and unfinished projects, especially ones in the county seat.
- Documented JV partners. Roles in writing before anything moves.
If you want to sell investment property in Lancaster SC and you hold title, that’s exactly the conversation I want.
What to send so I can answer quickly
- The address and whether it’s in the city of Lancaster, Indian Land or elsewhere in the county
- Who lives there now: you, a tenant, family or nobody
- Any leases, and whether rent is current
- What you know about the roof, HVAC, plumbing, electrical and foundation
- Anything that’s already been inspected or quoted
- Your timeline, honestly, and what matters most to you
You don’t need photos staged or a cleaned-out house. Send it how it is.
How I evaluate it
I walk the property. I pull sold comps from the part of the county it actually sits in. I look at condition system by system, then think through my exit: renovate and resell, hold as a rental the way I’ve done here before, or pass.
Then you hear from me. Yes, no, or what would have to change. I won’t name a price before I’ve seen it and I won’t promise to buy. You’ll know where I stand, and if it’s a no, I’ll tell you why.
A Lancaster SC cash buyer for investors and agents
Agents: I’ll tell you plainly whether I’m interested and why. If the inspection report is ugly, send it. That’s useful information, not a dealbreaker.
Investors: bring the rent roll, the repair history and the leases. I own a rental in the same county. We’ll speak the same language. You can read the kinds of sellers I usually work with on who I buy from.
If you have a Lancaster contract but you’re not the owner
This is a South Carolina issue, and it matters.
The revised Real Estate Practice Act, signed in May 2024, defines wholesaling as having a contract to buy a home from its owner and then marketing it to someone else before you own it. Advertising property that belongs to another person, expecting to be paid for it, falls under the definition of a broker, which requires a license. The Real Estate Commission’s November 2024 advisory says marketing covers social media, MLS, Facebook groups, private email lists and conversations.
So if you’re holding a Lancaster contract and you’re unlicensed, please don’t pitch it to me, or anyone, until you’ve spoken with a South Carolina real estate attorney. My overview of what changed is at wholesaling in South Carolina. I close as the buyer of record and follow counsel.
